Manchester’s former Sam’s Club proposed to be a warehouse and furniture store | Manchester


MANCHESTER — The Planning and Zoning Commission has received an application from a property developer to convert the former Sam’s Club property into a furniture warehouse and retail store.

The owner of the property, Grossman Cos. Inc., requested a special modification to use 129,145 square feet of the building’s total 139,145 square feet for wholesale, storage and warehousing, the application says. The remaining 10,000 square feet will be dedicated to retail sales.

A traffic report included in the application indicates that the former Sam’s Club warehouse will be converted into a furniture warehouse and retail store.

Massachusetts-based Grossman Cos. bought the former Sam’s Club property last July for $6.75 million, property records show. The company had planned to reuse it for industrial use, according to the company that helped broker the sale.

The Grossman Cos. website. describes it as a real estate investment and lending company. It also provides brokerage and property management services to its clients.

The Sam’s Club building, which was built in 1991, has been vacant since the business closed in 2018. Sam’s Club is owned by Walmart.

Jake Grossman, who is the president of Grossman Cos. Inc., said the property is in a “great location,” with convenient freeway access. The building’s physical structure is also “really good for a lot of different kinds of uses,” Grossman said.

“There would be momentum there,” Grossman said. “But most relevant to the public is that the value of the building would go up and the taxes would go up.”
